The following land documentation is not even pre-draft. We intend to have better data and graphs for land use in the near future.
The acres of land available for development is assumed to be approximated by the Georgia tax digest for Hall County acerage for residential lots over 5 acres in size (R4 and R5), all agricultural acerage, and all conservation acerage. Exempt property acerage is not provided on consolidated summary sheets and can change dramatically from year to year. For example over 50,000 acers disappeared off the tax digest into exempt zoning between 1994 and 1998.
The Hall County growth model overestimates the land available for development assuming the above estimate approximates the real land available.
The land consumed by an average housing unit in unincorporated Hall County, is, in this early stage of the model, the fully loaded average of both the lot size and all commercial, industrial, and government infrastructure required to service the housing units. For example, a large development will require roads, grocery stores, drug stores, schools and parks. Hopefully Hall County will also have manufacturing, warehousing, office, and other employment centers for these residents and these businesses will require land as well.

their land requirements.
